Objection Points

  • It's an unsuitable location, just 300m from Queens Hospital, and right on top of a busy road junction.
  • The proposed design has no connection to nearby buildings, local architecture, heritage and history. 
  • The added dome and minaret alters the significance of a locally listed heritage building.
  • The planned sessions of 2 x 1200 worshippers each Friday, will have a detrimental effect on the residential amenity, transport network and highway safety.

  • The  peak occupancy of the building is actually over 1500 people , which is unsustainable for the local transport and road infrastructure.
  • The proposed development lacks onsite parking, with just 8 spaces available, just declaring it car free, will not stop car users
  • The applicants own transport assessment indicates that 38% of worshippers arrive by car, requiring 456 parking spaces per session on Fridays, this is considerably lower than the 68% modal share from the National Travel Survey, or the 60% quoted by the London travel demand survey for Havering
  • Parking for worshippers at Oldchurch Rise is limited to just 82 spaces and will not cover demand, forcing worshippers to park in nearby residential streets, potentially as early as 2.30am, and some finishing at 1am.
  • The impact on the local transport network will be catastrophic, especially affecting residents heading for Queens Hospital via Rom Valley Way, just 300m away

  • The additional traffic will impact air quality, and PM2.5 levels.
  • Although the proposed development is well served by public transport, early morning and late night prayers will require greater car usage and parking on residential streets, as many of the public transport options, don't run after 1am
  • The proposed development will force the local businesses that operate from the site to relocate or close, we must protect local jobs at all costs.
  • The addition of funeral facilities will take the development into 24 hour use, there are residential properties just 18m away.
  • The proposed development offers little Biodiversity Net Gain, and is over reliant on man made planting, and fails to confirm that the planned naturalisation of the River Rom, will take place.
  • The Carbon Offset calculation is incorrect.
  • The proposal offers only a token effort at green energy, with just 70m2 of solar panels.
  • The loss of light to neighbouring historic "Victorian Villas" constitutes material harm to their setting and amenity.
